The Full Kennelly PM Management Service 

On your behalf we would:

 

  • ·         Market your property through all the appropriate channels including the local press, relocation companies,  findaproperty.com, Primelocation.com, kennellypm.com etc
  • ·         Accompany any prospective tenants to view your property
  • ·         Undertake full vetting of tenants using reputable credit agencies
  • ·         Prepare a comprehensive inventory of the state and condition of your property and contents including any gardens prior to a tenancy commencing
  • ·         Safely hold the tenants deposit for the duration of the tenancy in line with the Tenancy Deposit Solutions Government Scheme
  • ·         Collect all rent and provide you with accounts on a monthly basis
  • ·         Inspect your property internally and externally every 12 weeks, advising you of our findings
  • ·         Prepare the Assured Shorthold Tenancy Agreement under the housing act 1988 (amended 1996).  Tenancies are usually 6 or 12 month terms and we would write to you before offering an existing tenant a renewal
  • ·         Arrange any maintenance on your property during the tenancy in accordance with your instructions
  • ·         Arrange for gas safety certification, electrical certification and energy performance certification for your property as appropriate
  • ·         Advise all utilities when tenants move in/out of your property providing meter readings and forwarding addresses where appropriate

  • ·         Undertake full vetting of tenants using reputable credit agencies
  • ·         Prepare a comprehensive inventory of the state and condition of your property and contents including any gardens prior to a tenancy commencing

  • ·         Collect the first month rent and deposit and arrange for a standing order in your name for further rental payments to be made directly to you
  • ·         Prepare the Assured Shorthold Tenancy Agreement under the housing act 1988 (amended 1996).  Tenancies are usually 6 or 12 month terms and we would write to you before offering an existing tenant a renewal
  • ·         Advise all services of the new tenancy including meter readings as appropriate
  • ·         Provide advice and guidance to you regarding your obligations as a landlord and those of your tenant in line with the tenancy agreed
  • ·         Pass all documentation to you for safe keeping during the term of the tenancy
  • ·         Write to you 2 months prior to the tenancy completion enquiring whether you wish Kennelly PM to contact the tenant on your behalf and prepare new agreements
